Terms of Use

These plain-language terms govern your use of JVwithGordon.com and the submission of real estate opportunities to Palm Capital Ventures.

1. Agreement

By using JVwithGordon.com, downloading its resources, or submitting an opportunity, you agree to these Terms of Use and the Privacy Policy. If you do not agree, do not use the site or submit information.

2. Site purpose

Palm Capital Ventures provides educational resources about on-market subject-to conversations, list building, and opportunity handoffs. The site also provides an intake for submitting property-specific information and documents to Gordon's team for review.

3. Educational information—not professional advice

Site content is general educational information. It is not legal, tax, accounting, lending, brokerage, investment, or financial advice, and it is not a substitute for advice from a qualified professional who understands your facts and jurisdiction. Real estate and financing requirements vary, and you are responsible for obtaining the advice and approvals appropriate to a transaction.

4. Opportunity submissions

When you submit an opportunity, you represent that:

  • You are at least 18 years old and are using the site lawfully.
  • The information you provide is accurate to the best of your knowledge and is not intentionally misleading.
  • You are authorized to provide the contact information, property facts, and documents you submit.
  • You will not upload malware, executable content, unlawful material, or information unrelated to the opportunity.
  • You understand that data estimates are not a substitute for a current mortgage statement or other verified source document.

Do not submit Social Security numbers, passwords, bank-login credentials, or unrelated personal information. Redact unrelated sensitive information when practical without changing facts needed for review.

5. Review is discretionary

A submission creates a request for review only. It does not create an offer, approval, agency relationship, fiduciary relationship, partnership, joint venture, employment relationship, purchase agreement, financing commitment, or obligation to follow up, fund, acquire, or close. Palm Capital Ventures may request more information, continue review, decline, or stop reviewing an opportunity at its discretion.

Any actual transaction or JV arrangement requires separate written documents signed by the appropriate parties. Terms discussed before then are preliminary unless a signed agreement expressly says otherwise.

6. Communications

When you submit the intake, you consent to Palm Capital Ventures contacting you by phone, text message, and email about the opportunity and the information you provided. Message and data rates may apply. Reply STOP to opt out of text messages. An opt-out does not prevent communications that are legally required or sent through another channel you have requested.

The site links to or references third-party services, including YouTube, Instagram, Zillow, PropStream, Vercel, and GoHighLevel. Palm Capital Ventures does not control third-party websites, availability, content, products, security, or privacy practices. Your use of a third-party service is governed by that provider's terms.

You may download the site's workbook and call-playbook PDF for your own lawful, personal or internal business use. Do not remove branding, sell the materials, publish them as your own, or use them to misrepresent your relationship with Gordon Sran or Palm Capital Ventures.

8. Site availability and disclaimers

We may update, suspend, or discontinue site content or features. The site and its resources are provided “as is” and “as available.” To the extent permitted by law, Palm Capital Ventures disclaims implied warranties, including warranties of accuracy, merchantability, fitness for a particular purpose, and non-infringement. We do not warrant uninterrupted access, error-free content, or any particular business or transaction result.

9. Responsibility and limits

You are responsible for your decisions, communications, due diligence, and compliance with applicable law. To the extent permitted by law, Palm Capital Ventures and its personnel will not be liable for indirect, incidental, special, consequential, exemplary, or lost-profit damages arising from use of the site, reliance on educational content, a third-party service, or the review or non-review of an opportunity. Nothing in these terms excludes liability that cannot lawfully be excluded.
